Key facts
2019Founding
Arrived was founded in 2019 and previously used the name Arrived Homes.[1]
Its co-founders are Ryan Frazier, Alejandro Chouza and Kenny Cason, listed on its website as CEO, COO and CTO, respectively.[2]
2021Equity and Debt Financing
The $37 million financing disclosed in June comprised $10 million in equity and $27 million in debt. Core Innovation Capital led the equity round, with participants including Bezos Expeditions and Time Ventures.[3]
2022Series A
In May, the company raised a $25 million Series A led by Forerunner, with participation from Bezos Expeditions and others. TechCrunch also noted concerns about such investment models competing with ordinary homebuyers for housing.[4]
2025Secondary Market
Arrived introduced a secondary market for individual property shares in 2025.[5]
May 2025City Funds
The company introduced City Funds, beginning with the Seattle City Fund, which concentrates on homes in the Seattle metropolitan area, unlike its nationwide residential fund.[6]
November 2025Further Funding
The company raised $27 million led by Neo, with Forerunner, Bezos Expeditions and Core Innovation Capital participating, bringing total funding above $60 million.[1]
April 2026Housing Affordability Response
Co-founder Chouza distinguished property investment from buying a primary residence. He said the company sought to lower investment barriers and finance renovations and new housing through real estate loans. These were the company’s stated positions.[7]
The company states that its offerings serve accredited and non-accredited investors, with most starting at $100.[7]
July 2026Home Ownership Program
The company announced a Home Ownership Program offering residents a 60-day first-look period and right of first refusal on eligible homes for sale, plus a closing-cost credit of 1% of the purchase price. It also includes optional rent reporting and specified fund redemption-fee waivers.[8]
Investment Products and Returns
As of October 2026, products include individual rental homes, nationwide residential and city funds, and a Real Estate Income Fund investing in real estate-backed loans. Rental distributions depend on vacancies, repairs and other costs and are not guaranteed.[9]
Operating and Offering Structure
The platform’s terms identify Arrived Holdings, Inc. and its affiliates as service providers. The platform operator is distinct from the property issuers whose interests investors purchase.[10]
The Arrived Homes 4, LLC offering document describes a Delaware series LLC whose series hold properties through subsidiaries. Investors subscribe for interests in the relevant series.[11]
Fees
That offering document specifies a sourcing fee of 3.5% and an annual asset management fee of 0.6% of the property purchase price. These rates concern the offerings described there, not every platform product.[11]
Liquidity and Investment Risks
The platform discloses that an investment does not confer direct home ownership or equity in the platform’s parent. Investments may be illiquid and lose all principal. Regulatory filings or qualification do not constitute SEC endorsement of investment merit.[12]
As of October 2026, secondary-market rules provide a one-week monthly trading window matching limit orders, without guaranteeing a sale or price.[5]
Fund interests may be submitted for quarterly redemption after six months, subject to limits, fees and possible suspension.[9]
